Commercial Cleaning
Make sure your commercial property reflects your brand! First impression is everything when it comes to your business.
We clean storefronts, apartment buildings, restaurants, condo associations, and municipal properties across Greater Portland. Insured, scheduled around your hours, and done by the same crew every time.
Who We Work With
Our commercial work runs from single storefronts to municipal contracts. We clean for Allagash Brewing Company in Portland and for the Town of Cumberland, alongside HOAs, property managers, restaurants, and retail across Greater Portland.
Storefronts and Retail. Sidewalks, entryways, awnings, and building faces. The strip of concrete in front of your door is the first thing a customer sees, and gum, salt stain, and winter grime accumulate on it faster than most owners realize. We work early mornings before opening so there is no cleaning equipment between your customers and your door.
HOAs and Condo Associations. Building washing, roof cleaning, walkways, and common areas across multi-building properties. We handle these as scheduled contracts with one point of contact, one invoice, and a documented scope, which is what a board needs to approve the work and what a manager needs to not chase us. We can walk the property with the board before the season starts and put the year on a calendar.
Property Management and Multi-Unit. Apartment buildings, mixed-use, and rental portfolios. Siding, entryways, dumpster areas, and parking. Deferred exterior maintenance on a multi-unit turns into siding replacement, and washing is a fraction of that cost. If you manage several buildings, we price them together.
Restaurants and Food Service. Dumpster pads, kitchen exhaust areas, patios, and sidewalks. Grease and food waste on a concrete pad is a health-inspection problem and a pest problem before it is an appearance problem. This work usually happens after close or before open, and we schedule it that way as a matter of course.
Municipal and Institutional. Town buildings, schools, and public facilities. We work with the Town of Cumberland, so the documentation, insurance certificates, and scheduling constraints that come with public work are familiar rather than something we are figuring out on your job. If your procurement process needs paperwork before we can quote, send it over.
What We Clean
Building exteriors in vinyl, brick, stucco, wood, and metal. Roofs, using soft washing rather than pressure, because pressure on a commercial roof voids warranties and drives water where it does not belong. Concrete and asphalt, including sidewalks, walkways, loading areas, and parking structures. Dumpster pads. Awnings and signage. Gutters and downspouts. Storage tanks and equipment.
If your surface is not on that list, ask. We have cleaned things that do not fit a category.
Working Around Your Business
The scheduling is the part most commercial clients actually care about.
We work early mornings, evenings, and weekends. A retail sidewalk gets cleaned before the doors open. A restaurant dumpster pad gets done after close.
Work scheduled outside normal business hours is factored into the estimate, so you will see it in the quote before you approve anything. We would rather price it honestly up front than surprise you on the invoice. For most commercial properties the trade is worth it, because cleaning around your customers costs you more than the scheduling does.
We tell you which areas will be wet and for how long, and we manage runoff so it is not draining across an entrance.
Insurance and Compliance
We have been in business five years and we are fully insured and carry general liability. We provide certificates of insurance on request, and we can add your entity as additional insured where a contract or a board requires it. If your property management company or municipality has a vendor onboarding process, send it over and we will complete it.
Recurring Maintenance Contracts
Most of our commercial clients are on a schedule rather than calling when something looks bad.
A typical arrangement is twice a year for building washing, quarterly or monthly for high-traffic concrete, and annual or semi-annual for gutters. It also means you are not the one remembering to book it.
We will walk your property, put together a scope and a schedule, and price the year.
Frequently Asked Questions
Do you work outside of business hours?
Yes, and for most commercial properties that is the default. Early mornings, evenings, and weekends. Off-hours scheduling is factored into the estimate, so it is priced into the quote you approve rather than added afterward.
Are you insured?
Yes, fully insured with general liability. Certificates provided on request, and we can name your entity as additional insured.
Can you handle multiple buildings or locations?
Yes. Multi-building properties and multi-location portfolios get priced together and scheduled together, with one point of contact.
Do you offer contracts, or only one-time cleaning?
Both. Most commercial clients end up on a recurring schedule because it removes the decision, but we are happy to do a single job first so you can see the work.
What happens to the debris and runoff?
We clean up after ourselves and dispose of debris properly. If the property has somewhere to put organic debris we use it, otherwise we take it with us. We also tell you which areas will be wet and manage runoff so it is not draining across an entrance.
Will you remind us when the next service is due?
Yes. Properties on a recurring schedule get an automatic reminder when each service comes due, so keeping the building on schedule is not one more thing on your list.
How is commercial pricing different from residential?
It is scoped by square footage, surface type, access, and frequency rather than by a flat home rate. Every quote is free and itemized before anything starts.
What areas do you cover?
Greater Portland and Southern Maine, including Portland, Westbrook, Falmouth, Cumberland, South Portland, Gorham, Scarborough, Saco, Yarmouth, Freeport, Brunswick, and the surrounding towns.
